Leptos Estates, a prominent real estate developer in Greece and Cyprus, has reported a surge in property purchases on the islands of Paros and Crete by international investors. Leading the buying spree are investors from Southeast Asia, constituting 70% of sales, followed by buyers from the Middle East (15%), the United Kingdom (10%), and the United States (5%).
The company has highlighted the islands’ mixed-use properties, which combine lifestyle and investment opportunities, as a significant draw. Notable developments like Aphrodite Beachfront in Chania, Crete, and Molos Beach Village in Paros are seeing high demand due to their stunning beachfront locations, pristine environments, and luxurious amenities such as white-washed facades, communal pools, and ocean views.
These properties are not only appealing for their lifestyle benefits but also for their investment potential, offering strong appreciation and excellent rental prospects. The ongoing rise in property values and the favorable investment climate are expected to continue into 2025.
Moreover, Crete and Paros are particularly attractive due to their lower Golden Visa thresholds of €250,000, compared to €500,000 in islands like Mykonos and Santorini. This visa program offers significant advantages, such as visa-free travel in the Schengen Area and the option to include family members, without requiring prolonged stays in Greece.
Pantelis Leptos, Co-President of the Leptos Group of Companies, remarked on the appeal of Paros and Crete as investment destinations, especially for GCC-based investors looking for holiday homes or European bases. The islands offer superior value and potential for high returns on investment compared to more expensive locales.
With the sales of properties like those at Aphrodite Beachfront nearing completion, Leptos Estates is gearing up to launch new beachside apartment projects in Chania at locations including Maleme Beach and Nopigia Beach, to keep up with the robust demand.
